How it works
From end of lease to what's next.
Eight steps from first enquiry to handover. You stay in control at every one.
- 01
Upload your lease
Add your lease and photos, or skip and tell us the basics.
- 02
Get a lease check
We draft a preliminary make-good summary. A person on our team reviews it.
- 03
Compare quotes
Up to three vetted contractors inspect and quote on the same brief.
- 04
Choose your contractor
You pick, and contract with them directly. No obligation.
The steps in detail
- 01
Tell us about the property
You, about 2 minutes
Where it is, what type of space, rough size and when the lease ends. Skip anything you don't know yet.
- 02
Upload your lease and photos (optional)
You
PDF, Word or photos. Files are stored privately. You can add them later.
- 03
Preliminary assessment
PreliminaryMAKE GREAT, then a person
We draft a summary of your make-good obligations and a draft scope, with clause references. It tells you what's clear, what needs checking and what's missing.
About the lease check - 04
Human review
MAKE GREAT team
Someone on our team checks the assessment. Complex or high-risk projects always get a human review before any contractor sees them. Unclear legal points are flagged for a lawyer.
- 05
Matching
MAKE GREAT
We apply eligibility rules first (area, trades, size, current insurance and licences), then rank by fit and availability. Up to three contractors are invited. If fewer are eligible, we tell you.
How matching works - 06
Inspection and quotes
Contractors
Invited contractors accept or decline, inspect the site and submit a structured quote on the same brief.
- 07
Compare and choose
You
Quotes are lined up like for like, with differences flagged. You choose, or choose no one. You sign directly with the contractor.
- 08
Works and handover
You and your contractor
Track progress, keep documents and photos together, and prepare for the landlord's final inspection and the return of your bond or bank guarantee.
