How we work

Customer terms: the short version

The short answer

MAKE GREAT is a technology marketplace for getting commercial make-good work quoted, free for customers. Lease check summaries are preliminary. A person at MAKE GREAT reviews them and marks them reviewed once checked; do not rely on an unreviewed summary. They are not legal advice or a quote. You contract directly with the contractor, who is responsible for the work.

What MAKE GREAT does

MAKE GREAT is a technology marketplace for commercial make-good, strip-out, reinstatement and end-of-lease cleaning. You can:

  • describe your project and upload your lease, photos and plans
  • get a preliminary summary of what your lease may require, with page and clause references
  • see an indicative cost range, where we have one, with its assumptions shown
  • be matched with up to three approved independent contractors, who inspect and quote
  • compare quotes side by side and track the project in one place

What MAKE GREAT does not do

We are not a builder, lawyer, building surveyor, engineer or quantity surveyor. We do not:

  • carry out, manage, supervise or certify building work
  • employ the contractors or their workers
  • sign the building contract with you
  • give legal advice about your lease, or negotiate with your landlord
  • hold any licence or accreditation as a builder or regulated professional

How we are paid

It is free for customers. If you hire a contractor through us, they pay us a referral fee of 5% of the contract value (excluding GST). Contractors set their own prices. We do not promise you a saving or that any quote is the lowest available.

Contractors cannot pay to be invited to your project or ranked higher.

Our lease check and other automated tools

We use automated software tools, including third-party service providers, to help prepare lease summaries, estimates and briefs. What they produce is preliminary:

  • not legal advice, and not a statement of what your lease legally requires
  • not a quote, measurement, survey or scope of works
  • cannot see behind walls, under floors or above ceilings, or confirm whether asbestos is present
  • may be wrong or incomplete

A person on our team reviews these findings before they are marked as reviewed. Our privacy policy explains how these tools handle your information.

Your documents

You keep ownership of what you upload. We use it to run the service, including with cloud and document processing providers named in our privacy policy. We share with invited contractors only what they need to inspect and quote. We share your full lease only if you choose to. We do not use your documents to train software models without your separate permission.

Choosing a contractor

Quotes are offers from contractors, not from us. Our comparison flags where quotes are not like-for-like. It never picks the cheapest as the best. You do not have to accept any quote. If you do, you sign directly with the contractor, and they are responsible for the work, safety, permits, licences, insurance and defects.

Your rights under the law

Nothing in our terms takes away rights you have under the Australian Consumer Law that cannot be excluded.

Complaints

If something goes wrong, tell us. See our complaints page.

General information only, not legal advice. Get advice from a property lawyer about your own lease.

Frequently asked questions

Do I pay MAKE GREAT anything?

No. Submitting a project and receiving quotes is free for customers.

Is the lease check summary legal advice?

No. It is a preliminary summary that points to the clauses it relied on. A person on our team reviews it and marks it as reviewed once checked, but you should get advice from a lawyer about your own lease.

Who do I sign a contract with?

With the contractor you choose. MAKE GREAT is not a party to that contract and is not responsible for the work.

Can contractors pay to be shown to me first?

No. Contractors cannot pay for invitations or a higher ranking. If we ever offer paid placement, it will be clearly labelled.
