What might my make good cost?

A wide, honest range from published sources, with the source and date shown. Where there's no reliable data, we tell you instead of guessing.

Results update as you change the answers. Nothing you enter here is sent to us.

Indicative range

About $228,000

Based on a single published average of $456/m² for strip-out and make good, office, cbd.

Weak data: A 2022/23 national average for removing custom fittings, repainting and minor repairs. One average, not a range, and costs have risen since.

Source

  • · Access rules, booked lifts and after-hours work usually add cost. No published source quantifies this, so the range does not include it.
  • · No published source gives separate figures for Melbourne and Sydney. City is used for matching, not to adjust the range.

Indicative only. Not a quote, not advice. Real costs depend on your lease, the site and the contractor. Ranges are rounded outwards to the nearest $1,000.

Every figure, its source and its status.

Public make-good cost data in Australia is thin. These are the only figures we could cite, quoted as published, without blending or adjusting them.

About the calculator

Why doesn't the calculator show a number for warehouses or retail?

Because we couldn't find reliable published cost data for them. Rather than guess, we show no number and suggest getting quotes. As we collect real, anonymised quotes we will add verified ranges and say where they came from.

Is this a quote?

No. It is a wide, indicative range from public sources, some of them weak or out of date. A real price needs a contractor to see the site and your lease requirements.

Why are the ranges so wide?

Make-good costs vary a lot with the lease wording, the fit-out, the building's rules and access. A narrow number would look more precise than the evidence allows.

Does the range include GST?

The sources don't say. Treat the figures as approximate and confirm GST with each contractor's quote.
