Lease check

Know what your lease asks for before you get quotes.

Upload your lease. We draft a preliminary make-good summary with clause references, and a person on our team reviews it before you rely on it.

Preliminary · Human reviewed · Not legal advice

What it does

  • Finds the make-good, reinstatement, repair, cleaning, alterations and yield-up clauses
  • Pulls out key facts: tenant, premises, start and expiry dates, notice and approval conditions
  • Quotes each finding with the page and clause it came from, so you can check it
  • Sorts findings into clear, needs checking, and not established by the documents
  • Lists missing documents, such as fit-out approvals or a condition report
  • Turns findings into a draft scope that contractors can quote on

What it doesn't do

  • Give legal advice or tell you what your lease legally means
  • Decide your final scope. You, your landlord and the contractor do that
  • Judge hidden conditions, asbestos, structure or compliance from photos
  • Replace a site inspection by the contractor
  • Send anything to your landlord or contractors without you
General information only, not legal advice. Get advice from a property lawyer about your own lease.

Preliminary

Preliminary, not yet reviewed

Preliminary summary. A person at MAKE GREAT reviews it and marks it as reviewed once checked; do not rely on an unreviewed summary. A contractor must verify on site.
  • Clear in the lease

Remove tenant's partitions, joinery and signage

“the Tenant must remove all Tenant's Fixtures and signage …”

Next step: Included in the draft scope for quoting.

    Clause 18.2(a), page 23

  • Clear in the lease

Repaint internal walls in the landlord's standard colour

“repaint the interior walls … in a colour reasonably required by the Landlord”

Next step: Included. Ask the landlord for the colour specification.

    Clause 18.2(d), page 24

  • Needs checking

    Reinstate to 'original condition'

“reinstate the Premises to their original condition”

Next step: Original condition isn't defined. Find the start-of-lease condition report, or ask a lawyer.

    Clause 18.2(c), page 24

  • Needs checking

    Carpet: clean or replace?

“leave the floor coverings in good repair”

Next step: Depends on wear. A contractor should inspect and you may want the landlord's view in writing.

    Clause 14.1, page 17

  • Not established

    Data cabling removal

Next step: The documents don't say. Ask the landlord before you include or exclude it.

    No clause found

  • Not established

    Fit-out approval conditions

Next step: Upload the landlord's fit-out consent letter if you have it.

Review and privacy

People stay in charge.

  • Human review gate

Assessments stay marked preliminary until someone on our team reviews them. Unclear clauses are escalated, and we suggest a lawyer where it matters.

  • Every finding is traceable

Findings link to the page and clause they came from. Each quoted reference is checked against your document, and any that can't be matched are flagged.

  • Private by default

Documents are stored privately and shared only with contractors invited to quote on your project. Documents are treated as untrusted input.

Lease analysis questions

Is the lease analysis legal advice?

No. It is a preliminary summary of what the documents appear to say, with references so you can check them. Where a clause is unclear, we flag it and suggest you speak to a property lawyer.

Who sees my lease?

Your documents are stored privately. People on our team see them to review the assessment. Contractors only see what is shared with them when they are invited to quote on your project.

Does a person check the lease check?

Yes. The assessment stays marked as preliminary until a person on our team has reviewed it, and complex or high-risk leases always get a human review before matching.

What if I don't have my lease handy?

You can skip the upload and still get quotes. Contractors will ask about your lease requirements at inspection, and you can add the lease later.

What file types can I upload?

PDF, Word (DOCX), JPEG and PNG. Scanned pages are read with text recognition, which can make mistakes, so check the references.
