Warehouse lease record

Settle the make good on day one.

One record of your warehouse from the day the lease is signed to the day the keys go back. Signed off by landlord and tenant, so the make good at the end is worked out from evidence, not argument. Melbourne and Sydney.

The problem

Most make-good disputes are a record-keeping problem.

Make good is the one point in a warehouse lease where both sides are almost sure to disagree: on fair wear and tear, on what was approved, and on whether reinstatement means new or like for like.
  1. 01

    No agreed starting point

A warehouse lease often runs five years or more. By the end, nobody has a clear record of what the building looked like on day one.

  2. 02

    Approvals lost in email

Consent for racking, mezzanines, offices and power was given by email, or not at all, and nobody can find it now.

  3. 03

    The scope arrives late

The make-good list lands in the final months, with nothing to test it against, and the argument starts.

  4. 04

    Everyone pays

The bank guarantee is held, the building sits empty and advisers' fees grow while the two sides argue.

How the record works

From lease signing to handback.

Pick a stage to see what we do, what you do and why it matters.

What we do

Read the lease and set out the make-good, repair, reinstatement and consent clauses in a plain register, with the clause number beside each one.

What you do

Send us the signed lease and any plans or schedules attached to it.

Why it matters

Every later item traces back to a clause, so nobody argues about what the lease says.

Who it is for

Both sides of the lease can use it.

  • Tenants

Your own evidence from day one, a yearly cost range to plan for, and a fair scope at the end. Useful if your accounts carry a make-good provision.

  • Landlords

A signed baseline on every lease, a record of what you consented to, and a claim at handback that rests on evidence.

  • Property managers

One record per tenancy, kept the same way across the portfolio, so every exit runs on the same file.

The rules

Clear about whose side we are on.

  • One record per site

One record for each lease. Landlord and tenant can both see it, add to it and sign the day-one baseline.

  • We act for one side

Whoever engages us first is our client on that site, and we act only for them. The other side can see and sign the shared record, but we don't advise them on that site.

  • Started late? Still worth it

Leases part way through can still join. We rebuild the record from the photos, plans and approvals that exist. It is weaker than a day-one record, and we say so.

  • Not legal advice

We organise the lease, the evidence and the scope. We can't promise an outcome, and anything in real dispute goes to your own adviser.

Start a warehouse record

Tell us about the site and when the lease started or starts. Attach the lease if you have it. A person at MAKE GREAT replies by email, or call 03 8375 4177.

Tell us about the warehouse

1. Upload your lease and the landlord's make-good list

Optional, but it lets us start straight away. No lease handy? Skip this and we'll ask for it.

Your files go privately to our team. They're never shared with contractors without your OK.

2. Tell us about the space and how to reach you

Free for tenants. If you hire a contractor through us, they pay us a referral fee. Nobody can pay to rank higher. MAKE GREAT is a technology marketplace, not a contractor, and you contract directly with the contractor you choose. How we're paid
